We offer a viariety of unique apartments in Verdens beautiful old town. 

All apartments were recently renovated and are located in historic buildings which are in direct proximity from each other. The selection starts with the Apartment with Garden, which, for a premium can host up to 4 people.

Many relevant sights Verden has to offer can be reached within a 2 minute walk from the premises.

Top restaurants, cafes, bars, as well as Verdens main pedestrian shopping area are no more than 250 meters away.

We are not a hotel and do not have a lobby or assembly area. Via code-locks you will have 24/7 access to the apartments for the duration of your stay. All necessary information will be sent to you in advance, so please make sure to thoroughly check your emails. Please also be aware that do not have employees on site at all times. However via phone you can reach us 24/7.

Free Wifi access is provided on the entire premises.

Public-parking (with meters) is available right in front of the house.

A safe area for your bicycles is right on the premises.

Rules

VACATION RENTAL HOUSE RULES

Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit or post-lease-payments.

1. General Requirements

  • a. All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager Ulrich Wittig during their stay; and
  • b. Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

2. Noise and the Neighborhood

  • a. This Vacation Rental suitable for children. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
  • b. Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 11pm – 8am), and upon arrival and departure;
  • c. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit or charged afterwards;
  • d.

3. Visitors

  • a. Guests are allowed a maximum of 2 Visitors during daytime and 0 visitors during night-time
  • b. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.
  • c. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.

4. Functions

  • a. Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and
  • b. Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.

5. Parking

  • a. Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and Parking arrangements at the Vacation Rental are as follows:
  • b. For our apartments there are several parking opportunities:
  • c. Paid parking in the parking area in front of Strukturstraße 4 (Domstraße / corner Strukturstraße) and street-side-parking in der Andreasstraße. The parking-meter is located at Andreasstraße / corner Domstraße / Strukturstraße. Please note that paid parking only applies for the hours outlined on the corresponding street signs – outside these hours it is free.
  • d. Free street-side-parking is available in Strukturstraße. Please note that lane width still needs to be 3.15 meter – otherwise cars could be towed. On Wednesdays this is of particular importance as there is waste collection. We recommend to park approximately 150 meters further down the road towards the Aller (river), where the street is wider.

6. Garbage and Recycling

  • a. Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the Vacation Rental (as set out below) in the allocated trash cans, and excess rubbish must not be left in public or common areas; and

7. Security

  • a. Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
  • b. Guests must switch off lights, heating / air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the heating / air conditioning on when Guests are absent from the Vacation Rental.

8. Balcony, Deck areas, and Garden

  • a. Guests must supervise any babies and children at all times when using the Deck and Balcony areas.

9. Smoking

  • a. Smoking is not permitted inside the Vacation Rental; this also applies to any kind of hallway.
  • b. Outside cigarette butts must be disposed of properly (i.e. in ashtray provided) and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit or post lease payments.

10. Pets

  • a. Pets are not permitted at the Vacation Rental;

11. Damages and Breakages

  • a. All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
  • b. To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also; No bathroom towels are to be removed from the property (i.e. for beach use).

12. Check-Out Informationen

  • a. Rules for key handover, security, cleaning, garbage, etc. are as follows:
  • b. There is no key exchange. Prior to the lease every guest receives a door code which will be active for the complete duration of the stay. Within this window guests can check-in and check-out / come and go at any time. Guests are responsible to keep main doors closed and locked, especially once leaving the premises.

14. Compliance

  • a. Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
  • b. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community. 


WI-FI TERMS AND CONDITIONS

These terms and conditions apply to the free use of the Wi-Fi network we provide for the guests staying in one of our apartments in Strukturstraße 4 or Andreasstraße 19 in Verden, Germany. The Acceptance of these General Terms and Conditions is a prerequisite for using the provided Service. These General Terms and Conditions and all changes applied to them are accessible at all times on the site https://www.apartmentsverden.de DEFINITIONS In these General Terms and Conditions, the following terms have the following meanings: General Terms and Conditions: these general conditions for use of the Service. Peripheral Device: The device with which the User connects to the Wi-Fi network. Service: the wireless network access to the internet through our WI-FI guest network. User / you: the person using the Service. “We” and “us”: means Ulrich Wittig (Apartments Verden), “our” should be interpreted accordingly. Wi-Fi Network: an unsafe network that provides the User with free internet access. GENERAL TERMS 2.1. It is our right at any time to modify and / or supplement these General Terms and Conditions. The most current General Terms and Conditions will be provided to the guest (you) at some point during the booking process and is as well integral part of our house rules. 2.2. In the event that these Terms of Use are deemed to be partially invalid, you remain bound by the provisions of these Terms of Use which are deemed to be valid. USAGE OF WI-FI NETWORK 3.1. The Service allows users to connect to the internet for free via the provided guest Wi-Fi network. 3.2. In order to use the Service, the User must log in using our guest login, which, among other things, is included in the apartment information sent by us to you. 3.3. We are not liable for damages resulting from any unauthorized access or use of the Service by third parties. 3.4. The User is responsible for any actions taken through the use of their login information when using the Service. 3.5. The Service is only for your personal use and in accordance with these General Terms and Conditions. You may not use the Service for any commercial or business purposes and you are not granted the right to resell or provide access to the Service to any third party. 3.6. You are responsible for setting up your own Peripheral Device. The Service is available for your Peripheral Device(s) only when within the range of our Wi-Fi network and foor the duration of your stay with us. 3.7. We reserve the right, immediately and without notice, to suspend your access to the Service if we suspect that you are disseminating a virus (or any other tampering program capable of modifying other programs and replicating themselves). 3.8. In any event, it is our inalienable right, without at any time becoming liable to you, (i) making procedural and technical modifications and / or improvements to the Service, and / or (ii) (permanently or temporarily) ceasing the use of the Service, limit the use of the Service or cancel the Service. Contents 4.1. We do not control, nor are we responsible for the data or content accessed by you through the Service. We are not an entity that posts content from third parties to access through the Service and we are not responsible for opinions, advice, statements, services or other information provided by third parties and accessible through the Service. The evaluation of such content is at your sole responsibility. 4.2. It is your responsibility to evaluate the value and integrity of the goods and services offered by third parties and accessible through the service. We will not take part in any transaction relating to goods and services of third parties. You are responsible for any consents, royalties and fees related to third party suppliers whose websites, products or services access, make purchases or use through the Service. 4.3. We provide this service to you and to other users for free. The Service is intended to support general Internet browsing activities. Due to limited bandwidth and to ensure a consistent experience for all customers, our Service may not support actions that require high bandwidth, such as streaming music, streaming video, or downloading large files. 4.4. You are not authorized to use the Service for purposes such as those listed below or to make available information, data or content available: (a) that, in our sole discretion, encourages aggressive behavior, is discriminatory, or in any way deemed harmful, offensive or inappropriate, or constitutes a false identity; (b) consisting of child pornography and / or the distribution of pornographic materials to minors; (c) where personal data are made available in violation of applicable law; (d) containing viruses, trojan horses, worms, bots, or any other software that could damage the automated work or make it unusable or inaccessible or delete it, or which may be appropriate or intended to be circumvented our technical protection provisions and / or our computer systems; (e) to qualify as or transmit material or unsolicited content (spam); (f) that violates our rights or the rights of third parties, including without limitation, intellectual property rights or rights corresponding to the protection of privacy; (g) is fraudulent or is related to a criminal offense or, in any case, illegal or unlawful. 4.4. In case of suspected misuse in the interpretation of Article 4.4, we may be forced by law to inform the competent authorities of the said suspicion. The details of the User will be communicated to the competent authorities for this purpose if we are legally obliged to do so or have any other reason to do so. Warranties 5.1. Except as expressly set forth in these General Terms and Conditions, and to the extent permitted by law, we do not warrant or give assurances regarding the speed, broadband quality and reliability of the Internet connection that we make available to you through the Service, accuracy and completeness, reliability or utility of the Service, or the performance of its obligations under this document, and we expressly reject any warranties and conditions or representations of any kind, whether express, statutory or otherwise, implied or otherwise, including but not limited to warranties implied of satisfactory quality or suitability for a particular purpose. The User accepts that the Service has only the features and other characteristics made available at the time of Use. 5.2. We do not guarantee that the Service is available at all times and without interruption, failure or disturbance, that the Service is functional or that the use of the Service will lead to certain results or that the information provided by the Service will be accurate, up to date and complete. 5.3. We are not responsible for: (i) the acquisition and / or proper functioning of your peripheral device; (ii) transmission errors, malfunctions or unavailability of computer, data or telecommunications facilities, including the Internet; (iii) loss, damage, inaccuracy and / or existence of any gaps in any Content; (iv) creating backup copies of any content; (v) any unauthorized use of the Service. PERSONAL DATA PROTECTION 6.1. To use the Service, you must log in. The processing of your data is subject to the General Regulation of Data Protection. If you choose to use the service to access websites, services or content provided by third parties, your personal information may be made available to the third party provider. How third parties eventually manipulate and use your personal information related to the use of your services is governed by their policies. We are not responsible for the policies adopted by third parties or the third party’s compliance with them. RESPONSABILITY 7.1. Any and all use of the Service is at your own risk. You are personally responsible for any use you make of the Service. 7.2. We are in no way responsible for damages or, in any other way, against the User for any damage that results from the temporary, intermittent or permanent unavailability of the Service. 7.3. You will indemnify us (and compensate us in full) for any losses, costs, proceedings, damages, expenses (including reasonable costs and expenses), or damages, which in any way result from any charge resulting from your breach of these General Terms and Conditions. 7.4. It will not be considered a breach of these General Terms and Conditions by us if we cannot fulfill any obligations, as set forth in the General Terms and Conditions, if prevented by force majeure. Major force means, among others: employee illness and / or absence of key employees, power failures, strikes, riots, government measures, fires, natural disasters, floods, failures of our suppliers, incapacity of contracted third parties, interruption Internet connection, DDoS attacks, non-applicability of third party services, hardware failures and (telecommunications) network failures, and any other unpredictable conditions. Termination 8.1. You have the right to cease using the Service at any time. 8.2. We may suspend the Service or terminate this Agreement with immediate effect if you breach your obligations under these General Terms and Conditions if we are required to do so by the government or other regulatory authority or by the emergency services, or in the event that we can no longer provide you with the Service. 8.3. After termination, for whatever reason, you will not be able to access and use the Service again. We shall have no obligation to provide you with any content or other information, or to convert or export such information. Security 9.1. By using the Service, you acknowledge and agree that the transmission of information through the internet and the Service may be subject to risks relating to security, privacy and confidentiality issues. We cannot guarantee the security or confidentiality of your personal data transmitted through the Service and therefore any transmission or use of the Service is entirely at your own risk. We recommend that you use an approved secure technology and / or a personal firewall when using the Service. 9.2. Data traffic between the Wi-Fi network and the Peripheral Device used by the user can be sent without encryption. The User accepts the risk that data in transit may be received by others other than those for whom they are intended. You are personally responsible for protecting data traffic between the Peripheral Device and the Wi-Fi network from unauthorized access by third parties. You are also personally responsible for protecting the Peripheral Device from viruses, Trojans and other unwanted access to the Peripheral Device. Complaints and Comments In the event of any complaints or observations, the User should contact Ulrich Wititg (Apartments Verden through the email address apartmentsverden@gmail.com. We will do our best to respond to complaints and observations as soon as possible. Jurisdiction These General Terms and Conditions and the use of the Service are governed by German law.
