The apartments are located on Andreasstraße and Strukturstraße, just a few steps apart. Each apartment is individually decorated and features its own bathroom and a fully equipped kitchen, ensuring you feel right at home. Despite their central location, our apartments provide quiet retreats with plenty of comfort.

Most of Verden's attractions are within walking distance. The best restaurants, cozy cafés, lively bars, and the pedestrian zone with its diverse shopping opportunities are just about 250 meters away. This means you have all amenities right at your doorstep.

Our apartments are accessible around the clock via a code lock, eliminating the need for a fixed key handover and giving you maximum flexibility during your stay. Enjoy the convenience of being able to come and go at any time.

We want you to feel at home with us. Therefore, our apartments are not typical hotels but offer a private and relaxed atmosphere. Each unit has its own entrance, allowing you to enjoy your privacy to the fullest. Although we do not have a reception, we are available by phone at any time and take care of your concerns quickly and easily.

HOLIDAY APARTMENT HOUSE RULES

Welcome to our holiday apartment! To ensure a pleasant stay for all guests, we kindly ask you to observe the following house rules. These rules are an integral part of the rental agreement. Violations of this house order may result in deductions from the deposit or additional charges.

1. General Guidelines

  • a. All guests and visitors must adhere to these house rules and all instructions from the holiday apartment manager (Max Wittig).
  • b. Guests are obliged to promptly inform the holiday apartment manager about any issues or disputes with neighbors or others.

2. Noise and Neighbors

  • a. This holiday apartment is suitable for children. Guests are responsible for the safety and behavior of their children at all times, especially concerning noise and possible disturbances to the neighborhood.
  • b. Guests and their visitors should remain quiet, especially at night (between 11:00 PM and 8:00 AM), and during check-in and check-out times to avoid unnecessary noise.
  • c. Excessive noise is prohibited at any time of the day and night and may result in the termination of the rental agreement, which will require immediate vacation of the apartment and may incur additional costs.
  • d. Guests and their visitors should respect the residents and the neighborhood and avoid any antisocial behavior that may negatively affect them.

3. Visitors

  • a. Guests may receive up to 2 visitors at a time during their stay.
  • b. Guests are responsible for ensuring that this visitor limit is not exceeded.
  • c. Visitors must also adhere to these house rules.
  • d. Additional overnight guests must be announced in advance (during booking) and accepted by the landlord. Additional costs may apply.

4. Events

  • a. Parties and large gatherings are not allowed in this holiday apartment.
  • b. During small gatherings, guests must adhere to the noise, neighborhood, and visitor number rules.

5. Parking

  • a. Guests and their visitors must comply with applicable parking regulations and respect the vehicles and parking spaces of neighbors.
  • b. The following parking options are available for this holiday apartment: Paid parking on the parking lot in front of the door (Domstraße / Ecke Strukturstraße) and on the street in Andreasstraße. The parking meter is located at the corner of Andreasstraße / Domstraße / Strukturstraße. Free parking is available on the street in Strukturstraße. It is essential to ensure that the remaining driving lane always has a minimum width of 3.15 meters, especially on Wednesdays when the garbage collection comes. It is advisable to park further down towards the Aller (river), where the street is wider.

6. Waste and Waste Separation

  • a. Guests and their visitors must dispose of waste according to local waste separation regulations and use the designated waste bins. Please separate your waste into the following categories: paper, plastic, glass, and residual waste. Dispose of these wastes in the designated containers located in the courtyard.

7. Safety

  • a. Guests must ensure that all windows and doors are closed when leaving the holiday apartment to maintain safety and prevent damage from rain.
  • b. Guests must turn off lights, air conditioning, fans, and electronic devices such as TVs when not in use to save energy. It is not allowed to leave the heating or air conditioning running when guests are not in the holiday apartment.

8. Terrace and Balcony

  • a. (If available) During the use of terrace and balcony areas, guests must supervise babies and children at all times.

9. Smoking

  • a. Smoking is strictly prohibited in the holiday apartment. A violation of this rule will result in a fine of 200 EUR, which will be charged to the guest.
  • b. In the outdoor area, cigarette butts must be properly disposed of (e.g., in the designated ashtrays) and must not be thrown on the property. Otherwise, an additional fee will be charged.

10. Pets

  • a. Dogs are allowed in the holiday apartment. An additional fee applies for dogs, which can either be booked directly on the website or later via the digital guest folder. If the dog is not booked in advance, an additional fee of 50 EUR per dog will be charged. All other animals are not allowed.
  • b. Dogs must be kept on a leash in outdoor areas and hallways. If the apartment has a garden, it is forbidden to dispose of the dog's feces in the garden. The feces must be properly removed and disposed of in the designated containers.

11. Damages / Repairs

  • a. All damages must be reported to the holiday apartment manager as soon as possible.
  • b. If damages are not reported, a handling fee may be charged in addition to the repair costs, and this will be billed to the guest.
  • c. To prevent damages, furniture must not be moved from one room to another without prior agreement. Towels and bath towels must not be taken out of the holiday apartment (e.g., for use at the beach).

12. Check-Out Information

  • a. The rules for key handover, final cleaning, waste disposal, etc., are as follows:
  • b. There is no key handover. Each guest receives a door code valid for the entire duration of their stay. Guests can check in and out or come and go at any time within the booked period. Guests are responsible for locking the doors when leaving the apartments.
  • c. Check-in for all apartments is at 2:00 PM, and check-out is at 10:00 AM. The exception is Apartment 7, where check-in is at 3:00 PM, and check-out is at 11:00 AM.

14. Consent

  • a. A violation of these house rules constitutes a breach of the rental agreement terms.
  • b. The owner and/or manager of the holiday apartment reserves the right to terminate the rental agreement and evict guests or visitors who refuse to comply with these house rules or disturb the neighbors or other residents of the community from the apartment and property.

15. Disclaimer

  • a. The landlord assumes no liability for accidents or injuries that occur during the stay in the holiday apartment or on the property. Guests are responsible for taking appropriate precautions.

WLAN - Usage Rules - Holiday Apartment

- Annex to the Rental Agreement / Terms and Conditions - Usage Agreement for the Use of an Internet Connection via WLAN

1. Permission to Use a WLAN

The owner operates an internet connection via WLAN in his holiday apartment (hereinafter referred to as "HA"). He allows the guest to use the WLAN connection to the internet during their stay in the HA. The use is a service of the HA and can be revoked at any time. The guest does not have the right to allow third parties to use the WLAN. The owner does not guarantee the actual availability, suitability, or reliability of the internet connection for any purpose. He is entitled to completely, partially, or temporarily discontinue the operation of the WLAN and restrict or exclude the guest's access at any time. The owner reserves the right, at his discretion and at any time, to block access to certain websites or services via the WLAN (e.g., those glorifying violence, pornographic, or subject to a fee).

2. Access Data

Access is provided by entering a username and password. The access data (username and password) are intended solely for the guest's personal use and must not be shared with third parties under any circumstances. The guest is obliged to keep their access data secret. The owner has the right to change access codes at any time.

3. Dangers of WLAN Use, Limitation of Liability

The guest is advised that the WLAN only enables access to the internet. Virus protection and firewall are not available. The data traffic created via the WLAN is encrypted. The owner expressly points out that there is a risk that malware (e.g., viruses, Trojans, worms, etc.) can get onto the device when using the WLAN. The use of the WLAN is at the guest's own risk. The HA is not liable for damages to the guest's PC caused by using the internet access unless the damage was caused intentionally or through gross negligence by the HA.

4. Responsibility and Indemnification from Claims

The guest is responsible for the data transmitted via the WLAN, the paid services used, and the legal transactions conducted. If the guest visits paid websites or enters into obligations, they must bear the resulting costs. The guest is obliged to comply with the applicable laws when using the WLAN. In particular, they will:

  • - not use the WLAN to retrieve or distribute immoral or illegal content;
  • - not illegally reproduce, distribute or make accessible any copyrighted goods;
  • - comply with the applicable youth protection regulations;
  • - not send or distribute harassing, defamatory, or threatening content;
  • - not use the WLAN to send mass messages (spam) and/or other forms of unauthorized advertising.

The guest indemnifies the owner of the HA from all damages and claims by third parties resulting from illegal use of the WLAN by the guest and/or from a violation of this agreement. This also extends to all costs and expenses associated with the claim or defense thereof. If the guest recognizes or must recognize that such a legal violation and/or breach exists or threatens, they will inform the owner of the HA. This usage agreement is binding for guests using the WLAN of the holiday apartment and is, in this case, part of the current "Terms and Conditions," which can be read on the website and in the guest information booklet.
